1. Lodbourne Farmhouse has a no smoking policy in the building. Smoking is permitted in the garden, but you will be required to use an ashtray.

2. Payment will be taken upon booking. There is no charge for cancellations made up to two days before you are due to visit. If you cancel within two days, a return payment will be subject to Lodbourne Farmhouse being able to re-let the room.

3. If a guest needs to shorten their stay, after having already checked in, they must still pay for the full extent of their booked visit. There will be no refunds given for unused nights.

4. A refund will not be offered to any guest who decides not to take breakfast.

5. Whilst every effort is made to accommodate allergy and dietary requirements, absence of cross contamination cannot be guaranteed. You are encouraged to take precautions when choosing items from the menu, and to ensure that you inform Lodbourne Farmhouse of your specific needs.

6. Check in is between 16:00 and 18:00 on the day of arrival. If you anticipate arriving outside of these hours, then please inform your hosts, who are normally able to accommodate, but do not guarantee this. Unless otherwise arranged, check out time is 10.00.

7. Only the agreed number of guests, at the time of booking, are permitted to occupy the room you have reserved.

8. You are very much staying in the hosts’ home. Whilst they understand that you have booked accommodation, they are not a hotel and, as a Bed and Breakfast, the general expectation is for guests to be out and about during the day.

9. Lodbourne Farmhouse reserves the right to terminate the visit of any person whose conduct is detrimental to the comfort of others.

10. In the unlikely event that your reservation is cancelled by your hosts, due to unforeseen circumstances, a full refund of the amount paid to Lodbourne Farmhouse will be given. No further financial claims can be considered. Please ensure that you have your own travel insurance, as your hosts do not provide this.

11. Please treat the accommodation with respect and care. You are responsible, and liable, for any breakages or damages you cause. Please report any breakages or damages to your hosts. Lodbourne Farmhouse reserves the right to charge for any significant damages or breakages.

12. Lodbourne Farmhouse accepts no responsibility for loss, damage, or theft of personal property and/or vehicles belonging to guests, either inside the property, or on its grounds.

13. Liability will not be accepted by the owners for accident or injury to guests while inside the property, or on its grounds.

14. Please inform your hosts as soon as possible if you have a complaint pertaining to the accommodation, or to your stay.

15. Lodbourne Farmhouse urges you to make them aware of anything you discover to be faulty or needing attention, so that they can assist, repair, or make alternative arrangements. Due to the limited length of your stay, it may not be possible to repair items during your visit.
